How this sale works

County tax sale · live auction — in person unless the county has gone online

This is a county tax auction. The county sued over unpaid taxes, a judge ordered the land sold, and it goes to the highest bidder on sale day — in person at the courthouse unless the county has moved its sales online; the sale notice says which.

Purchase risks

You can be bought out, and the premium is not profit. On ordinary land the former owner has 180 days to repay you plus 25%. On a homestead, a farm or a mineral interest it is two years — 25% in year one, 50% in year two. The clock starts when your deed is recorded. If they redeem you get back your bid, the recording fee, the taxes you paid and your reasonable upkeep — but only costs you itemise in writing within ten days of their asking, and nothing at all for improvements or renovations.
