These terms govern your use of landrush. Creating an account or using the site means you accept them.

What landrush is — and is not

landrush compiles publicly posted tax sales, foreclosure auctions, and government-surplus listings in the states it covers (Texas, Arkansas, New Mexico and Mississippi today), enriched with parcel and appraisal records. It is research data, provided as-is. It is not title research, legal advice, or investment advice, and listings can lag or differ from the official record. Redemption rules differ by state: Texas allows redemption after a tax sale (180 days for most property, two years for homestead and agricultural); Arkansas sales through the Commissioner of State Lands are final, with a 90-day litigation period after the deed; New Mexico Property Tax Division sales are final, with a two-year window to challenge the conveyance; Mississippi tax-forfeited land has already passed redemption before the State lists it, and is conveyed by patent at a price the Secretary of State quotes on application. Always verify liens, redemption rights, the sale's current status, and property condition with the county and your own counsel before bidding.

Your account

Keep your credentials to yourself and tell us if you believe your account is compromised. You must provide a working email address — it's how alert digests and account notices reach you.

Subscriptions

Pro is a paid subscription billed through Stripe at the price shown on the plan page. You can cancel any time; paid access runs to the end of the period already billed. We don't offer partial-period refunds.

Research Packs

A Research Pack is a one-time, founder-reviewed research service for the search captured at checkout. We aim to email up to five candidate parcels, their public sources, relevant sale steps, and questions to verify within 24 hours. A candidate is a starting point for your own diligence, not a recommendation, title opinion, or promise that the parcel is suitable to buy. If we cannot identify a useful candidate for further review, contact us within seven days of delivery for a refund.

Acceptable use

Don't scrape, bulk-export beyond the provided CSV and API features, resell the data, probe the service for vulnerabilities, or use it to harass property owners. We may suspend accounts that do.

Liability

To the fullest extent the law allows, landrush is provided without warranties and we are not liable for losses arising from decisions made on the data — including bids placed, sales missed, or records that turned out to be stale or wrong. Our total liability is capped at what you paid us in the twelve months before the claim.

Changes and contact

We may update these terms; material changes will be noted here with a new date, and continued use after that is acceptance. These terms are governed by Texas law. Questions: shakirsahab@gmail.com.
