Buying tax-forfeited land in Mississippi

Mississippi's tax-forfeited land is owned by the State and sold by the Secretary of State — not at a county auction, but by application.

The owner's 2-year window to redeem has already passed by the time a parcel is on this list, so there is no buy-back after you purchase. You receive a patent from the State.

There's no published price: the State quotes one when you apply. For land the State has held less than three years it is at least half the county's market value or the back taxes and fees, whichever is greater; after that it drops to a tenth of the market value plus the back taxes and fees. Each Mississippi listing shows an estimate where the county's market value allows one.

To buy one, find the parcel on the Secretary of State's tax-forfeited land list — each listing here links it — and apply for it there. The office reviews the application and quotes a price; once quoted you have 15 days to pay, and the State issues the patent.
